August, September and October Land Sales Update for Transylvania County

I want to start by acknowledging the challenges we’ve all faced this season. As many of you know, Hurricane Helene had a tremendous impact on parts of Western North Carolina, and while our community in Brevard has been fortunate, many of our neighbors are still dealing with the storm’s aftermath. We’re keeping those affected in our thoughts, and I know the resilience of our region will shine through.

In the meantime, I wanted to share an update on the land market in Transylvania County. Despite recent events, there has been steady activity over the past few months.

Here’s a look at the stats for August, September, and October:

<$50,000: 17 closings

$50,000 – $100,000: 12 closings

$100,000’s: 13 closings

$200,000: 3 closings

$300,000: 3 closings

$400,000: 1 closing

+$1M: 2 closings

There are 17 Land Listings Under Contract in the County as of today

MONTHLY ACTIVITY BY COUNTY

Transylvania | 305 active listings, 50 sales (27 under $100K)

Buncombe | 537 active listings, 107 sales (47 under $100K)

Henderson | 465 active listings, 64 sales (31 under $100K)

47% of all land sales last month in the three counties closed under $100K.

Looking at the first half of 2024, we saw 102 land sales, with 65 of those under $100,000. Notably, 91% of these transactions were cash sales. This is a slight shift from the same period in 2023, which saw 118 land sales, 68 of which were under $100,000, with 94% closing as cash sales.
