These factors ensure that you are not over or underpricing your home, and help make your real estate transaction go as smoothly as possible.
Underpricing your home could lead to decreasing your future buying power, leaves money on the table, and it risks buyers assuming something is wrong. Overpricing may deter buyers, will likely make your home sit on the market longer, and you’ll need to price drop, which can raise red flags.
Pricing at market value, which is what your realtor will aim for, will more likely get an offer at or above the list price. A fair price helps boost interest in the home, and it is more likely to sell quickly.
