I also wanted to share the latest updates on land lot statistics in Transylvania County to help you stay informed about current trends, pricing, and demand in the market. While November was a quieter month with just 6 total closings, reflecting the lingering effects of a slow October and the recovery from Hurricane Helene, we remain optimistic about the opportunities the new year will bring.
As we step into the new year, we’re excited to share the latest trends and insights from the Transylvania County land market. December was a strong month for land sales, wrapping up 2024 on a positive note. This report highlights key statistics, year-end performance, and opportunities in the market as we move forward into 2025.
December closings showed a significant uptick from November with 14 total land sales:
sale at $725,000
sale in the $500,000s
sale in the $200,000s
sales in the $100,000s
sales between $50,000 and $100,000
sales under $50,000
Team Success: I’m thrilled to share that we ended the year as #1 in Transylvania County with 20 sales totaling $4.6 million. Additionally, we ranked #4 in closed sales volume for raw land in WNC, achieving $13 million in sales overall.
County Performance: Transylvania County experienced a slight dip in transactions with 180 sales in 2024 compared to 221 in 2023. However, the average sales price rose significantly from $129,830 in 2023 to $147,197 in 2024.
Cash Dominates: 173 of the 189 sales were cash transactions (91.5%).
High-End Sales Growth: 3 sales closed between $1-2 million, compared to none in 2023.
Fast-Moving Inventory: 30% of 2024 sales went under contract within 30 days, consistent with 2023 levels.
Extended Listings: Many properties sold in 2024 had been on the market for over a year.
Min Acreage: 0.01 acres | Max acreage: 150.5 acres
Average Days on Market: 302
Final Price Realization: Properties sold for an average of 90% of the final asking price (adjusted for price reductions).
