December/January Land Listings Report 2023 and End of Year Wrap Up

2023 brought some changes to Transylvania County’s real estate scene. We had 220 sales, down 27% from the 301 in 2022. Cash deals jumped to 92%, and 37% of sales happened in the first 30 days of listing.

A standout was Billy Harris, topping the county with 24 land sales totaling $3,207,000.

For property sizes, under 10 acres averaged $97,821, while over 10 acres averaged $17,029 per acre. Closings were around 88% of the asking price.

Breaking down sales by price:

• $0-$50K: 2022=189, 2023=130
• $100-$200K: 2022=66, 2023=55
• $200-$300K: 2022=19, 2023=11
• Over $300K: 2022=27, 2023=24

In a nutshell, 2023 was a rollercoaster with changes in sales and a surge in cash deals. Property sizes and prices saw some shifts, reflecting the dynamic nature of the real estate market in Transylvania County.
